Development is detail. Let’s get SPECIFIC. I’m going to cover some of the processes which underpin our approach to property development. In the same way that every building requires a solid foundation on which it stands, successfully delivering developments requires a solid foundation to stand on.
In 2002, I founded MELT Homes, a property development and investment company that builds individually designed contemporary properties which are designed around the way people live their lives.
Since then MELT Homes has built over 100 properties in London, Gloucestershire and Kent with a total value of over £20m and accumulated an investment property portfolio of over 50 residential and commercial properties. We possess deep experience in refurbishment and conversion of existing buildings, including those which are listed, as well as the construction of new-build flats and houses on greenfield and brownfield sites.
In the course of doing this, we have created well structured due diligence processes that identify risks and quantify associated costs. We use these processes to structure development projects so as to minimise risk and maximise return on capital for us and for our investors.
